Italian Sulmona and Pratola Peligna are two small towns in the mountains that attract anyone daring to visit the province of dell’Aquila.

Here, you can step out of your house, grab a takeaway coffee, and within a few minutes find yourself in an adventure with beautiful mountain landscapes and rural surroundings. That’s why the main rule and recommendation are:

If you don’t have a car, you shouldn’t be buying houses here for 1 euro. This beautiful place requires mobility.

I’ll leave a short video below so that you can better understand what I’m talking about.

Sulmona and Pratola Peligna. Life, 1 Euro Homes, and Other Secrets of Italy

I hope what you’ve seen has inspired you. It’s a very beautiful place with a truly unique atmosphere. If you understand what I’m talking about and share the same feelings, please write about it in the comments. It would be interesting to learn more.

But for now, let’s get back to the main topic. However, before we begin, allow me to remind you that there’s an article on the website where I’ve tried to gather the maximum amount of useful information about 1 Euro Homes in Italy, including a complete list of announcements and cities, as well as downloadable files. You might have read it, but if not, look for it here. I believe it will be helpful.

The 1 Euro Home Program in Pratola Peligna. What do we know?

I can say that, unlike Salemi, Mussomeli, or the 1 Euro Homes in Sicily, this region is not as widely promoted to the public. Its first program started in 2022, and more than 10 houses were made available. Then it was extended into 2023, and now some lots are already available in 2024. Let’s take a look at them and go over the conditions.

As we can see, there are both exceptionally unconventional architectural solutions and classic Italian layouts with understandable construction decisions. The issue lies in the fact that some houses lack windows, which likely affects the integrity of the walls and the building’s structure. Meanwhile, other 1 Euro homes do have windows and don’t appear entirely abandoned.

It’s worth noting that the primary issue with the documentation provided by the municipality is the absence of interior photographs. Without these photos, it’s challenging to make an informed decision regarding the purchase and estimate the restoration budget. Keep in mind that around 5000 euros will go towards notary expenses and the Italian government for transaction processing.

So, the key recommendation is:

Don’t buy a pig in a poke! To avoid problems with the purchase, read a book where we’ve outlined all the risks that need to be considered when choosing a 1 Euro home.

Better yet… Go on holiday to Italy. Such a trip will save you significant money because you’ll see everything in person. Why give more money to builders when you can spend it on walks, restaurants, and a nice hotel?

By the way, there’s one aspect you might appreciate. The list of requirements that the municipality imposes on buyers of 1 Euro homes includes:

Sign the purchase and sale agreement and bear the expenses for transaction processing, as well as any other building amnesty and necessary documents.

Submit a restoration project within 6 months after signing the purchase-sale agreement.

Complete renovation work within 3 years.

And here’s the most interesting part:

Make a deposit of 200 euros (not 5000 or 10,000 euros, as may be encountered in other cities with 1 Euro homes… In my opinion, this is excellent. You don’t need to risk your money and freeze it as a deposit). It’s possible that something may change in the near future, but for now, that’s how it is. In any case, it’s better to call the municipality before doing anything.

But if everything remains as is, it’s fantastic news. Then, grab our book on the right way to purchase a 1 Euro home and take action.\
