Conditions for the 1 Euro House program in Pianisi
Distribution will be carried out within 30 days after the publication of the announcement of the availability of the property for sale on the website. In the absence of offers, the procedure will be repeated every two months.” This means that some properties may appear gradually, and they need to be monitored on the official website. If a property is not sold, the auction will be repeated every two months. (This distinguishes Pianisi from other villages where such auctions are held, for example, once a year or once every few years.)
At the same time, a points system is being introduced to determine the winner:
This means additional points are awarded if this is your primary residence, or if you commit to completing the house renovation in less than 3 years and using the local workforce.
The buyer also agrees to:
- Bear all costs, including those associated with the normal property transfer process (notary fees, taxes, registry changes, inheritance issues, including delayed ones, possible sanitary measures) and reimburse the seller for expenses incurred during the period the property was provided to the town (taxes and fees, local and state);Attention! Note the above point! It may imply hidden costs. That’s why we recommend visiting the house before purchasing – it can protect you from unpleasant surprises.
- Conclude a purchase agreement with the private seller and provide a bank or insurance guarantee, as specified in the following point, within 2 (two) months from the approval of the property transfer acts by the Town.
- Develop and submit to the competent Town Office a project for the reconstruction, restoration, preservation, or renovation of the acquired property in accordance with current legislation and the chosen designation, within 6 (six) months from the signing of the purchase agreement with the seller.
- Begin the work no later than 12 (twelve) months after obtaining the building permit or a similar document according to the law, and complete it no later than 3 (three) years from the date of the contract.
- Enter into a special bank or insurance commitment within the period specified in point D) in favor of the Town of Sant’Elia a Pianisi in the amount of 5,000.00 euros (FIVE THOUSAND), for a period of 4 (four) years, with the possibility of annual renewal at the request of the Town in case of extensions, as a guarantee of the fulfillment of obligations.
